Major downtown-area development projects like the Dayton Arcade are continuing to move forward despite the pandemic, which is encouraging news for the city and region.
But at the same time, more modest redevelopments of less grandiose scale are also happening. These are the kinds of everyday projects that are sorely needed to fill in the gaps to reduce vacancy and help rebuild downtown Dayton as a complete live-work-play destination.
One such project can be found at 131 Wayne Ave. The two-story warehouse building was purchased for $450,000 in 2019 by a company tied to The Windsor Companies who are also developing the Fire Blocks.
According to county property tax records, the structure dates back to 1918.
The Dicks-Pontius Co, manufacturers of putty and sealing wax, occupied the building when it first opened.
More recently, work appears to have begun as the external cladding has been removed to expose the original facade, including some original brickwork.
The building is in a good location in between the Oregon District, the Cannery, and the emerging “Oregon East” development, so hopefully we will continue to see progress and some new tenants in the coming months.

In this map, you can also see what today is known as the Wheelhouse, which has apartments, the Troll Pub restaurant, and other businesses. In 1918 it was home to Cappel’s Superior Upholstering Shops, a branch of the Cappell Furniture Co.
